For non-landed homes, prices changed the most in the outside central region (OCR): prices there fell 0.1% in the second quarter and rose 2.3% in the third quarter. In the core central region (CCR), the rise in prices slowed from 1.8% to 0.3%. In the rest of central region (RCR), prices fell 1.2% in the second quarter and were unchanged in the third quarter.

URA's index against Realila's
URA's index for non-landed homes (condominiums and apartments) covers every non-landed home sold in each quarter, including homes sold at new launches, and uses a hedonic method. The Realila Same Home Price Index covers condominiums and apartments too, but counts a home only once the home has sold a second time, comparing its price with the home's own earlier sale. Because the two indices are built from different sets of sales with different methods, their figures for the same quarter can differ.
The latest quarter on Realila's published index is the second quarter of 2026, and its figures for that quarter are provisional until 27 December 2026.
| Region | URA | Realila, provisional | Pairs |
|---|---|---|---|
| All regions | −0.1% | 0.0% | 2,683 |
| CCR | 1.8% | −1.8% | 436 |
| RCR | −1.2% | 0.9% | 974 |
| OCR | −0.1% | 0.3% | 1,273 |
Across all regions, both indices barely moved in the second quarter of 2026: URA's fell 0.1% and Realila's was almost unchanged, at 0.0%. By region they differed. In the core central region (CCR), the two indices moved in opposite directions: URA's index rose 1.8% and Realila's fell 1.8%. In the rest of central region (RCR), URA's index fell 1.2% and Realila's rose 0.9%. In the outside central region (OCR), URA's fell 0.1% and Realila's rose 0.3%.
Realila's CCR figure rests on the fewest pairs of sales of the same home, 436, against 974 in the RCR and 1,273 in the OCR.
Realila's latest reading, with each later quarter as it is added, is on the Market Snapshot. A quarter is added there 30 days after it ends, and stays provisional until 180 days after it ends.
What this tells you
URA's price index for private homes rose 1.4% in the third quarter of 2026, after 0.5% in the second quarter. Landed homes rose 2.9%, and among non-landed homes (condominiums and apartments), prices rose 2.3% in the outside central region (OCR), rose 0.3% in the core central region (CCR) and were unchanged in the rest of central region (RCR). Developers sold 1,183 new homes, against 2,141 in the second quarter, while resales were almost unchanged at 3,801.
URA's index and Realila's Same Home Price Index both showed prices barely moving overall in the second quarter of 2026. By region they differed, most in the CCR, where URA's index rose and Realila's fell.
What this does not tell you
- What a particular home is worth. An index follows prices across many sales; a home's own price depends on its project, size, floor and condition.
- Why prices moved. URA's release reports the changes, not their causes, and this note does not measure them.
- Realila's figures for the third quarter of 2026. Realila's index adds a quarter 30 days after it ends, so the third quarter is not yet on it.
- Final figures for Realila's second quarter. They are provisional until 27 December 2026 and can be revised as late sales are recorded.
- Executive condominiums. URA's count of new sales leaves them out, and Realila's index does not include them.

Each change is the index for the second quarter of 2026 against the index for the first quarter. The first quarter is final; the second is provisional. Each region's pairs are the pairs of sales of the same home behind its second-quarter figure.
