If you didn't read anything else, read this

Legal documents are long because they have to cover every edge case. Most of it doesn't apply to you. Here's what actually matters:

We don't sell your data. Ever. To anyone. We don't track you without your consent. No cookies, no fingerprinting unless you sign up. You own your personal data. Ask us to delete it anytime. We will, completely. We use transaction data from official sources. We don't fabricate numbers. Realila is a research tool. Decisions made using it are yours — we inform, we don't advise. If something changes that affects you, we'll tell you directly. We won't bury it in a policy update.

That's it. The rest of this document is legal framework that protects both of us — mostly against people who aren't you.

What these terms are actually for

Legal documents exist to protect against bad actors — people who misuse data, abuse the platform, or act in ways that harm others in the community. They are not here to trap genuine users or create obligations that don't serve you.

If you are using Realila honestly — to research property, make better decisions, or serve your clients well — these terms will never be relevant to you in any meaningful way. We wrote them because we had to. We built the product because we wanted to.

Your data is yours. Always.

Everything you personally create on Realila belongs to you. But not everything uploaded to Realila is yours to take — and that's worth being clear about.

What you own:

Personal content only you could have created — interior photos of your home, your personal documents, your CRM records, your client notes, your Lila conversations, your financial calculations. These are yours. Export them, delete them, or take them elsewhere anytime. No questions asked. No penalties. No conditions.

What belongs to the community:

Floor plans, project information, building data, transaction records, and other publicly available information remain in Realila for the benefit of everyone. A floor plan published by a developer is public information — uploading it to Realila contributes it to the community, it doesn't transfer ownership to the uploader. This is how shared knowledge works honestly.

The test we apply:

Could any member of the public have obtained or created this content without special access? If yes — it stays for the community. If no — it's yours to take.

Exporting your data:

We'll package your personal data and content in a clean, usable format whenever you ask. Once it leaves Realila, it exists outside our infrastructure — we have no visibility into or control over third-party platforms you choose to move it to. We recommend understanding the terms of wherever you take it next.

When you share publicly:

If you choose to share personal content within Realila's community or public-facing features, that content may have been seen, saved, or referenced by others. If you later ask us to remove it, we will — completely, from our systems, immediately. But we cannot recall what others have already seen or saved outside our platform. We will always do our part. Beyond our walls, we cannot make promises we cannot keep.

Why we built it this way:

Platforms that trap users with their own data aren't earning loyalty — they're manufacturing it. We'd rather earn it honestly: by being genuinely useful, every time you come back.

What Realila is and isn't

Realila is a property research and decision-support platform. It provides access to transaction data, policy calculations, and AI-assisted research.

Realila is not a licensed real estate agency. It is not a financial adviser. It is not a valuation firm. It is not a legal service. Nothing on Realila constitutes professional advice of any kind. All decisions made using information from Realila remain the sole responsibility of the user.

Our methodology is always explainable. Tap any number Realila generates and you'll see exactly how it was derived — which data was used, what rules were applied, what was included and excluded. We don't hide behind proprietary algorithms. The data is public record. The calculations follow published policy rules. You deserve to see the working.

Data we collect and don't collect

Without an account:

Anonymous aggregate usage signals only — no personal data, no individual tracking, no cookies. These signals help us improve the product. They cannot be traced back to you.

With an account:

Your email address, your activity within the platform, and any information you choose to provide. We use this to personalise your experience and improve the product. We do not share this data with third parties for advertising or commercial purposes.

Payment data:

Processed securely through our payment provider. Realila never stores your card details.

SingPass verification (coming soon):

Personal details retrieved via MyInfo are used at the point of verification only and are not retained by Realila.

How we use your data

To provide and improve the Realila platform. To personalise your experience where you've chosen to sign up. To communicate with you about your account or material changes to the platform. To detect and prevent abuse.

Nothing else.

Your rights

You have the right to access the data we hold about you, correct inaccurate data, delete your account and all associated data, and withdraw consent at any time.

Cookies

We don't use tracking cookies. We don't use advertising cookies. We don't use third-party analytics that track individual behaviour.

The only cookies we use, if any, are strictly functional — keeping you logged in, maintaining your session. Nothing else.

Changes to these terms

If we make changes that materially affect your rights or how we handle your data, we will notify you directly — by email if you have an account, or by a clear notice on the platform. We will not bury material changes in a routine policy update.

Minor clarifications and non-material updates may be made without notice. The current version is always available on this page with a version date.

Governing law

These terms are governed by the laws of Singapore. Any disputes shall be subject to the exclusive jurisdiction of the Singapore courts.

The founder is an agent. Here is why that is not a conflict.

Edwin Goh founded Realila and is a practicing Singapore property agent. This is a real question worth answering directly.

Does Edwin have premium features other agents don't have?

No. Same feature set as everyone.

Can Edwin see your clients?

No. His agent account is governed by the same database rules as every other agent. He sees only his own clients.

Does his account get special treatment from abuse detection or platform rules?

No. If his account breaks the rules, the same enforcement applies. No whitelist. No founder exception.

What can he see as the platform founder?

Aggregate usage data — how many queries run, which features are used, platform health. No individual client records. No contact details. No one agent's competitive information.

How do we prove this?

Every data access on the platform is logged in an append-only audit trail — timestamped, immutable. The database rules that enforce data separation are readable by any auditor. If you or any authority ask for evidence — it exists. Architecture, not assertion.

Does using Realila give insiders a market advantage over you?

Realila accumulates aggregate platform signals — search patterns, feature usage, system health. We are transparent about this.

These signals have one purpose: improving the platform and serving users better. That is all.

They are never used for competitive advantage by Edwin, any Realila staff member, advisor, investor, shareholder, or partner in the property market.

Two categories. Two rules.

Platform signals — what features are used, where data gaps are, how the platform is performing. Realila internal only. Used to build and improve. Never shared externally.

Market intelligence — demand hotspots, price trends, buyer signals, area velocity. This is what makes agents sharper. Every genuine user gets this on equal terms. Edwin operating as an agent has no earlier, deeper, or faster access than any other agent. Same data. Same signals. Same timing. A fair fight.

The community's collective intelligence belongs to the community. Realila returns it amplified. It does not extract it for insiders.

This is a governance commitment recorded in Realila's founding Charter — binding on all stakeholders. Not a personal promise.
