Market Snapshot: Private Condos and Apartments
Last 90 days to 18 Oct 2026 · 2,282 repeat sales
These figures are live. They change as new sales are recorded, and some sales are recorded weeks after they take place, so the most recent weeks can still move.

By how the owner first bought
Change from a year earlier, over the same 90 days as the index above.
Bought new from the developer
+0.7%
Previous 90 days: −0.9%
1,166 repeat sales
First sale was the purchase from the developer.
Bought on the resale market
+0.7%
Previous 90 days: +0.3%
990 repeat sales
Both sales were resales.
"Bought new" follows each home from its first purchase from the developer, so it includes the one-off step from new to used and the building's early ageing. Stamp duty and other costs are left out, and only homes that were later resold are counted. The two groups do not add up to the index: 126 pairs fall in neither group and are counted only in the index.
Price trend by quarter
Calendar quarters, compared with URA's index. A quarter appears 30 days after it ends and is provisional until its figures are final, 180 days after it ends.

Index, Q1 2023 = 100
Sales per quarter
- Resale
- New sale
- Sub sale
The bars count all sales, split by sale type. The price lines use only homes that have sold twice.
The two indexes are built from different sets of sales. What is a same home price index? explains how they differ.

Q3 2026, still filling: 4,331 sales recorded so far (New sale 1,148, Sub sale 120, Resale 3,063).
- The two indexes measure different things. Realila compares the same home sold twice. URA's index covers all non-landed private homes sold in the quarter, including new launches. URA figures: Private Residential Property Price Index (non-landed), Urban Redevelopment Authority, via data.gov.sg.
- URA's Q2 2026 figure is final; Realila's is provisional.

About these figures
Provisional, then final
These figures are live. They change as new sales are recorded, and some sales are recorded weeks after they take place, so the most recent weeks can still move. A quarter becomes final 180 days after it ends. A final figure changes only if the method changes, and we say so here when it does.
How we measure prices and salesFigures run to 18 Oct 2026
What is not included
Landed homes, executive condominiums and HDB flats are not part of this index.
Restated once
On 5 Oct 2026, when executive condominiums were taken out of the index.
Regions corrected
On 30 Oct 2026, we changed how a sale is placed in the Core Central Region (CCR), the Rest of Central Region (RCR) or Outside Central Region (OCR). Each sale now follows URA's own rule, which goes by planning area, not by postal district. About one in seven sales moved region, most of them in Bedok, Bukit Timah, Clementi and Bishan. Sales counts and median prices by region use the corrected regions now. The price lines by region still use the earlier regions until the index is next restated, and we will note that date here.
Reading the chart
Both lines are set to 100 at the first quarter shown. Rises are to Q1 2026, the latest final quarter. The price lines use only homes that have sold twice.
When URA publishes
URA publishes its figures about four weeks after a quarter ends, so its line can stop one quarter before ours. Read the two lines for direction, not for where one sits against the other.
How URA's index is built
It includes homes sold new by developers.
How ours is built
It follows the same homes across two sales. Each home's later price is compared with its own earlier price.
