How quickly Dunearn House sold, against launches nearby

By Realila · Sales to 19 Oct 2026

Dunearn House sold 226 of its 380 homes in its first 30 days, from 24 July 2026, and 240 by 19 October. This note sets that pace beside seven other launches nearby, counted the same way.

A sale here is a new sale with a caveat lodged with URA. A project's first 30 days start on the first day it lodged at least 10 caveats, so that a few sales before the launch do not move the start. A project's homes are URA's count where URA publishes one, otherwise the developer's unit list.

Homes sold and the share of the project's homes. The first 30 days start on the project's first caveat, except The Reserve Residences (20 May 2023; 2 sales before it) and 8@BT (21 September 2024; 3 sales before it), whose first days had fewer than 10 caveats. * Amberwood at Holland's 30 days run to 25 October 2026, after the data date. Homes are URA's count, except Dunearn House and Amberwood at Holland, which are from the developers' unit lists. All 99-year leasehold unless marked freehold.

Amberwood at Holland is the closest of these projects to Methodist Girls' School (Primary), at 764 m, and the furthest from an MRT exit, at 956 m from King Albert Park. Both are straight-line distances.

What this tells you

Dunearn House sold 59.5% of its homes in its first 30 days, then 14 more by 19 October. In their first 30 days, Skye at Holland, The Reserve Residences and Watten House sold a larger share of their homes, and 8@BT, Pinetree Hill and Royalgreen a smaller share. Amberwood at Holland had sold 11.8% of its homes by 19 October.

What this does not tell you

  • Why a project sold fast or slowly. Price, location, timing and the market all play a part, and this note does not separate them.
  • Sales without a caveat. A sale shows here only once its caveat is lodged.
  • Comparable markets. These launches sold in different years and interest-rate conditions.
Method and data notes

How to cite this note. Realila Research, "How quickly Dunearn House sold, against launches nearby", realila.com/feed/dunearn-house-sales-pace, sales to 19 October 2026.

Method and data notes. Sales are URA new-sale caveats to 19 October 2026. A project's first 30 days start on the first day with at least 10 caveats; caveats before it count only in the total to date. Homes are URA's sold plus unsold count from its project details (for a completed project, its completed columns), or the developer's unit list where URA publishes none. Bedroom counts come from the developer's unit list, matched to each sale by block and unit.
