4 bedroom condos in Singapore: size, price, rent and returns
By Realila
This page brings together Realila's research on 4 bedroom condominiums and apartments in Singapore: how big they are, what they cost, what they rent for and what owners made when they sold. Each section sums up a research note and links to it, and new notes are added here as they are published.
What is on this page
- How big it is, new against resale: floor area at new launch and on resale, by region and building age, and against a 3 bedroom
- Coming next in this series: the research notes still to come
- What this page does not tell you: what these figures cannot answer
How big it is, new against resale
From 2017 to October 2026 a new 4 bedroom condo measured a median 1,335 sq ft and a resale 4 bedroom 1,722 sq ft, a gap of 387 sq ft. Of resale 4 bedrooms, 36.5% were larger than 2,000 sq ft, against 5.0% of new 4 bedrooms. A 4 bedroom is 31.9% larger than a 3 bedroom at new launch and 36.8% larger on resale.

What this page does not tell you
- Prices, rents and returns, for now. So far this page covers floor area. What a 4 bedroom costs, rents for and returns is in the notes listed under Coming next, added here as each is published.
- Executive condominiums. The figures are for private condominiums and apartments. ECs are left out, and a later note compares them with private 4 bedrooms.
- Any one project. Every figure is a median across Singapore or a region. A project's own 4 bedrooms can be much larger or smaller.

- Thomson Reserve's launch: 90.1% sold at $2,900 psf, and the 2-bedrooms left
1,143 of Thomson Reserve's 1,268 homes sold at an average of $2,900 psf. This note covers that price, who bought, and the 2-bedrooms left.
- 3 bedroom to live in: resale or new launch, the renovation break-even
Bought to live in, 2015 to 2020, held about 5 years: a resale 3 bedroom 16 years or older could take a 7.7% renovation and still beat waiting for a launch.
